What this means

Lenders look at two ratios: housing cost against income, and all debts against income. Here the housing ratio is the one that stops you first.

Paying down monthly debts raises your budget directly. Each $100 of monthly debt you clear raises your allowed payment by about $100 when the total debt ratio is the limit.

Being approved for a payment is not the same as being comfortable with it. This is an estimate, not a pre-approval, and lender rules differ.
