Terms of Service

1. The service

Sublime Innovations ("we", "us") provides a subscription data service that organizes publicly available county records into a searchable lead feed, plus free calculators. By creating an account or using the service you agree to these terms.

2. Territory seats

• Each county has a limited number of seats: one investor seat and one realtor seat.
• A seat is yours while your subscription is active and paid. A seat is reserved for a short time when checkout starts and released if checkout is not completed.
• If your subscription ends or a payment fails and is not cured, the seat is released and may be sold to someone else, and your access to that county's feed ends.
• Seats are personal to your account. You may not share your login or resell access.

3. Billing

Subscriptions are billed monthly in advance through our payment processor. Prices are shown at checkout and may change for future billing periods with notice. You can cancel any time; cancellation takes effect at the end of the current billing period and we do not prorate partial months unless required by law.

4. Public-record data and accuracy

Records come from publicly accessible sources, and each record links to its source where one exists. Public records can be incomplete, out of date or wrong, and a record may describe an event that has since changed (for example a property removed from a tax sale). Confidence scores are our own estimate of how well a record is supported, not a guarantee. You are responsible for verifying a record with its source before acting on it.

5. Permitted use

You agree to use the data lawfully. In particular you will:

• not use the data to decide eligibility for credit, insurance, employment, housing or any other purpose covered by consumer-reporting laws; the service is not a consumer reporting agency;
• comply with all laws that apply to your outreach, including telemarketing, text-message, do-not-call, email and fair-housing rules, and any rules specific to your state or profession;
• not harass, threaten or deceive any person whose information appears in the data;
• not scrape, bulk-export, republish or resell the feed, or build a competing data product from it;
• not attempt to access another county's data or bypass seat restrictions.

6. Calculators

The calculators are educational tools that use assumptions you can change. They are not financial, tax, legal or lending advice, and their outputs are estimates. Consult a qualified professional before making a decision.

7. Suspension and termination

We may suspend or end an account that breaches these terms or creates legal risk for us or others. If we end your account without cause, we will refund the unused part of the current billing period.

8. Disclaimers and liability

The service is provided "as is" without warranties of any kind, including accuracy, completeness or fitness for a particular purpose. To the extent permitted by law, we are not liable for indirect or consequential losses, lost profits or lost deals, and our total liability for any claim is limited to the fees you paid us in the three months before the claim arose.

9. Changes and governing law

We may update these terms and will post the new date here; continued use after a change means you accept it. These terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to conflict-of-law rules.
